225 State Farm Pkwy Redevelopment Now 100% Leased – Harbert Retail Represents Landlord in Deal Brining Charter Communications to Lakeshore Retail Corridor

Harbert Retail Vice President, Casey Howard, represented the Landlord in a deal bringing Charter Communications to 225 State Farm Pkwy, Homewood, Alabama, bringing the newly redeveloped retail center to 100% occupancy. Charter Communications will occupy 3,383 SF at the center and will be joining Tropical Smoothie Café and EyeCare Associates. Parkes Development is the Landlord and Developer of the center. Southpace Properties’ Alex Benson and CBRE’s John Becker represented Charter Communications.

 

Casey Howard stated, “We’re thrilled to have been able to partner with Parkes Development in full lease up as they redeveloped the former Verizon building by expanding the property by an additional 3,000sf, adding an end-cap drive thru and converting the property to a 3-tenant retail building. We signed up EyeCare Associates in June 2020 and the activity along Lakeshore Parkway has only continued to strengthen in the past year. The property boasts high average daily traffic counts of +/-32,500 on Lakeshore Parkway and 118,000 on I-65. This high pedestrian traffic has created a strong customer base for the businesses along this corridor. Carvana recently cut the ribbon on their $40 million dollar distribution and fulfillment center on Lakeshore Parkway, and that facility alone is expected to create over 450 jobs and is one of four anticipated projects along the busy corridor that represent more than $166 million investment and nearly 1,000 jobs for the region. By the end of 2021, we will see other facilities/logistics centers for FedEx, Amazon, and Lowe’s Home Improvement open and operating should be up and running.
